The employer is a privately held investment advisor in India, with offices in Mumbai.
It has two main businesses – 1) providing non-binding real estate investment advisory services to global institutional investors, club/commingled, discretionary funds with respect to opportunistic investments in India real estate and 2) providing portfolio management services to clients seeking to invest in public equity in India.
- Real Estate Portfolio Management:
- Analyze and manage the organization's real estate assets, including properties, land, and leases.
- Monitor property performance, occupancy rates, and rental income.
- Develop strategies to maximize the return on real estate investments.
- Revenue Analysis:
- Evaluate revenue streams generated from real estate assets.
- Conduct financial analysis to identify trends and opportunities for revenue optimization.
- Collaborate with other departments to implement revenue-enhancing initiatives.
- Assess market rates and trends to ensure competitive pricing.
- Recommend pricing adjustments when necessary.
- Costing and Budgeting:
- Prepare budgets for real estate operations, including maintenance, renovation, and development costs.
- Monitor and control expenses to ensure adherence to budgets.
- SARFAESI Act:
- Maintain an understanding of the Securitization and Reconstruction of Financial Assets and Enforcement of Security Interest (SARFAESI) Act and its implications for real estate assets.
- Documentation and Legal Compliance:
- Oversee property documentation, contracts, and agreements
- Ensure that all real estate transactions comply with legal requirements and regulations.
- Market Research and Due Diligence:
- Conduct market research and feasibility studies for potential real estate acquisitions.
- Perform due diligence on properties, including legal, financial, and technical assessments.
Qualifications: Chartered Accountant (CA) with 4-6 yrs of relevant experience in real estate management, revenue analysis, costing and disputes. To play a crucial role in managing and optimizing real estate assets and understanding revenue streams.
- Understanding of the SARFAESI Act and its implications.
- Sound knowledge of IBC
- Excellent financial analysis and budgeting skills.
- Proficiency in MS Excel and financial modeling.
- Strong communication and negotiation skills.
